3yr lease for 2023s seem to be best deal. 2 yr lease looks like 2024 is way to go from what I'm configuring

Your paying $7,000 in cap cost reduction and Rivian is paying $7,500 in cap cost reduction which is how you get to your payment. What am I missing?

I dont know what state youre in but in Cali the EQE lease is between 450-550/mo with very little down.I just did a build of a similar priced Mercedes EQE, $96,400, $0 down, 10K miles, $1505/month
The same R1S build is around $900/month

Can you please modify your original post to clarify it remove the $7k comment? Residual seems low on your calculations. I thought it was between 60%-70%. I ran my calculations with 67%.Tried recreating this deal with Lease Hacker, here is what I'm seeing. Can anyone else confirm?
MSRP $92500, Risidual 52%, APR 2%, - $7500 tax credit. The only way to get to the lease payment that Rivian is giving is to have an extra -$10,000 cap cost reduction, which gets you to $926.
