If it's anything like Irvine Spectrum... yes. Wide varieties of restaurants, plus a movie theater. Lots of families go and hang out during evenings and weekends. And during weekdays, business lunches and spouses who don't work. Some malls even have a Target, which also mean a CVS pharmacy. Heavy foot traffic. Not just teens killing time. Are malls still a thing? I live close to the Brea Mall and used to go there a lot in high-school and into my late twenties. Maybe it will be an outdoor type add-on to the mall, where Rivian could take advantage of the foot traffic?
Laguna / Irvine is still 45 minutes away. Median house price in Brea sets itself up for a perfect buyer for Rivian products. These really aren't luxury cars and the truly rich will move on after it isnt trendy anymore to own a Rivian. You need customers that will keep coming back. There is a large population of affluent potential buyers in north San Diego county that do not necessarily want to goto downtown location, just as in the Bay Area, especially down the peninsula that do not want to goto downtown SF.
I just don't understand the rationale for opening Brea, when there is Laguna and Irvine. It make much more sense to open at La Jolla/UTC area as well as Palo Alto or Santana Row/Valley Fair.
